Austin Condo Market
The Austin condominium market is a very vibrant or dare I say a “Hot” market. Many of the current resale condos sell in a matter of days and reservations for new projects fill up quickly.
In many hot condo markets around the country in the past, exuberant speculation drove much of the market, but that is not necessarily the case, at least so far, in Austin. In most of the Downtown Austin condos, there is just a genuine desire for many to live the Austin lifestyle.
Downtown Austin is consistently rated as one of the best nightlife scenes and is officially known as the “Live music capital of the world”. But it is not just the music scene, there are also numerous 4 and 5 star restaurants, plays and shows and just an overall urban living vibe that could be compared to many of the other top urban living cities.
Austin is a very young, educated town, many of whom aren’t ready to live in “suburbia” or want the responsibilities of home ownership. But they do like the idea of investing in Austin real estate and the appreciation and freedom that comes with it. That makes the condo a perfect investment.
Another large group of condo buyers are actually purchasing a condo as a second home. Surprisingly, many of these 2nd home buyers are affluent residents from the Austin area who own their primary residence in “suburbia”, but enjoy the Austin lifestyle enough to spend a large amount of time downtown, either going to University of Texas sporting events or to the many live music festivals like the Austin City Limits or South by Southwest festival, which is a huge event each March.
Condos Outside Downtown
There is also a very strong market of condos throughout Austin which are not in the downtown area, but are in areas or neighborhoods which are very desirable.
